Tool 1 of the Get Paid Kit · For home stagers

Home stager hourly rate calculator

This free calculator works out the hourly rate a self-employed home stager should charge for their time, starting from the income you need, then builds the fees sellers and estate agents actually pay out of the hours a staging really takes. Clients rarely buy “an hour of staging”; they buy a home that photographs well and feels right in the first ten seconds of a viewing. With the honest presets below the rate lands near $87 an hour, $697 for a full install day — and the fees built from it: a consultation with a written staging report at about two hours, $174, and a half-day refresh of an occupied home at about four hours, $348 — with furniture rental always quoted as its own line, never buried in the labour.

The pricing reality for home stagers

Staging is bought per home and earned in days that sprawl. Inside the fee sit the consultation, the plan, the picking and packing, the install day, the photographs checked, and — weeks later — the de-stage and the inventory put back on its shelves. A day rate copied from another stager’s website carries all of that whether it covers it or not, and it was built on her storage costs and her stock, not yours. Price the labour hour first, keep the furniture rental as its own honest line, and the quote becomes an assembly you can defend room by room.

This trade carries capital most solo services never touch. Your stock — sofas, beds, art, lamps, the hundred small things that make a room read as a life — sits in a storage unit costing money every month whether it is earning or not, and it wears, fades and dates while it sits in clients’ homes. The presets put inventory and storage inside the expenses deliberately: the labour rate must help carry the stock, because a staging business whose rate only covers the stager goes quietly broke in a warehouse. What the rate should not do is hide the rental — a client renting your furniture for a sale period is paying for the stock itself, and that is a separate, visible line.

The numbers below are starting presets, not a survey: a $52,000 target income, $14,600 a year of expenses — inventory and storage lead, with the van and fuel, insurance, marketing, consumables, install-day help, software, training and memberships — a 22% tax estimate, three weeks of vacation taken in the quiet season, a 40-hour week and 55% billable time: consultations, installs and de-stages bill, and quoting, stock maintenance and the quiet months take theirs. With those starting numbers the calculator lands near $87 an hour.

Costs home stagers forget to put in the rate

  • The de-stage. Every install contains its own removal: a return trip, a van load, stock checked and shelved — hours that happen after the sale everyone was working toward. If the quote priced the install day and forgot the de-stage, you work the last day free. Price both ends of the job.
  • Stock that dies in service. Candle wax on a cushion, a scuffed table, linen that comes back tired — inventory depreciates in clients’ homes, in public, under photography lights. A steady replacement line inside the expenses keeps the stock photograph-ready instead of quietly shabby.
  • Storage in the quiet months. The unit rents in January too. Staging is seasonal — spring listings surge, winter thins — and the rate is built on the whole year, which is why the presets bill only 55% of it. A rate set in May’s rush will not carry December’s warehouse.
  • The consultation that becomes free advice. A walk-through with a written report is a product: two hours, priced. A seller who takes the report and stages it themselves has bought your judgement, which was the valuable part. Giving it away to “win the install” trains the whole market to ask for it free.
  • Help on install day. Sofas do not move themselves, and a second pair of hands on install and de-stage days is a real cost — in the presets as its own expense line. A stager who prices solo and hires help anyway has donated the margin before the first cushion is placed.
The maths

How this calculator works

Start with the hours you can genuinely sell. Take 52 weeks, subtract your vacation weeks, multiply by your hours per week, then multiply by your billable percentage. With the home stager presets — three weeks off, 40 hours a week, 55% billable — that is 1,078 billable hours a year: the consultations, installs and de-stages clients can pay for, once quoting, stock care and the quiet season have taken theirs.

Next, work out what those hours must bring in. Add your desired income and your annual business expenses together — $66,600 on the presets — gross the total up for tax by dividing by one minus your tax rate — at a 22% estimate, divide by 0.78 to get $85,385 — then add your profit margin to reach $93,923 and divide by your billable hours. That final number, $87, is the rate below which the year stops adding up.

Now translate the hour into the fees clients actually buy. A consultation with a written staging report is about two hours, $174. A half-day refresh of an occupied home — editing, rearranging, adding your accents — is about four hours, $348. A full install day is the day rate, $697 of labour, so a vacant home needing two install days is $1,394 of labour — plus the furniture rental for the sale period, quoted as its own line, and a de-stage day charged the same way when the home needs a full strip-out. What never works is one flat “staging fee” per home copied from a competitor: homes differ, stock differs, and the hours are where the truth lives.

Questions

Home stager rate questions

No — keep the two apart, because they buy different things. The rate prices your labour: consulting, planning, installing, de-staging. The rental prices your stock: the furniture and decor sitting in someone’s home for the sale period, wearing and at risk. Bundling them hides both — the client cannot see what the stock costs, and you cannot see whether the labour paid. One quote, two honest lines.
Because staging time is not all billable time. Quoting walk-throughs that go nowhere, maintaining and repairing stock, driving between storage and homes, and the quiet weeks of the property calendar all take theirs first. Fifty-five percent is a realistic start for a solo stager across a full year. Your spring may bill far more; your January will not, and the rate has to survive January.
With the same rate and an honest hour count. A lived-in home often needs editing more than furniture: two hours of consultation, then a half-day working through it alongside the owner. Small jobs are where flat guesses go wrong in both directions — count the hours you expect, name them in the quote, and let the rate do the rest. If the job grows, it grows in hours both of you can see.
