Home Energy Auditor Hourly Rate Calculator
This free calculator works out the hourly rate a self-employed home energy auditor should charge for their time, starting from the income you need, then builds the per-audit prices clients actually pay out of the hours each house honestly holds. Clients buy a warmer house and a smaller bill — a home that keeps its heat through January and stops leaking money through its own walls — and they picture the gadgets when they picture the cost: the blower door, the thermal camera’s coloured ghosts. Inside that price hides the slower half of the trade: the house read as a system, loft to floor vent, its leaks mapped and its heating understood, and then the report that turns readings into a sequence — what to fix first, what each fix returns, and what to leave alone. The auditor installs nothing and sells no insulation; the product is a diagnosis with priorities attached, and its only raw materials are instruments, time and judgement. With the honest presets below the rate lands near $98 an hour, $782 for a full day — and the work built from it: a standard home energy audit, testing and report together, at about four and a half hours, $440; a larger or older house at about six hours, $587; a re-test visit after the upgrades, readings taken again, at about an hour and a half, $147.
The pricing reality for home energy auditors
An audit is bought per house and earned in two currencies: measurements on the day and meaning afterwards. The visit is methodical — the blower door pulling the house to a measured vacuum so its leaks announce themselves, the thermal camera walking every wall and ceiling line, insulation depths checked, the boiler and its controls read like a confession. But the readings are not the product; the product is the ranked list they become, because a house offers fifty possible upgrades and the money for five. Two houses of the same size work hours apart: a tight modern build that audits clean by lunch, and a Victorian terrace whose suspended floors, solid walls and tired heating turn the same appointment into an evening of modelling.
It is a report trade, and it parts from its neighbours by what the report is about. The home inspector reads the same house for condition and defect, serving a purchase decision; the energy auditor reads it for performance — where the heat goes, what the running costs are made of, and which upgrade buys the most warmth per pound spent. The radon mitigation specialist answers for one invisible gas; the auditor answers for the whole thermal story. And where the inspector’s hands stay clean of repairs by design, the auditor’s stay clean of installation: the insulation installer and the HVAC technician do the fixing the report recommends, which is exactly why the recommendations can be trusted.
The numbers below are starting presets, not a survey: a $54,000 target income, $10,000 a year of expenses — vehicle and fuel leads, with the blower door, thermal camera and test instruments, errors-and-omissions and liability insurance, certification and association dues, audit and energy-modelling software, phone and booking, quoting and admin, marketing, and training and continuing education — a 25% tax estimate, four weeks of vacation, a 40-hour week and 50% billable time. With those starting numbers the calculator lands near $98 an hour. The billable share is the shape of report work: the testing and writing bill inside the audit, but the travel, the quoting and the follow-up calls about upgrades that happen months later do not. Certification is real in this trade — many areas and rebate programmes ask auditors to hold a recognised certification before their reports are accepted — so check what your area and your clients’ programmes require, and carry the dues here rather than discovering them later.

Costs home energy auditors forget to put in the rate
- Instruments that measure, not gesture. A blower door with a calibrated fan, a thermal camera worth its readings, probes and loggers — bought, maintained and recalibrated on schedule. An audit is only worth the accuracy of its instruments, and accuracy is a running cost.
- The report is the second visit. Every hour in a cold loft owes its hour at the desk: losses modelled, upgrade sequences costed, savings estimated honestly rather than optimistically. Auditors who price the testing and donate the analysis are working half the job free.
- Insurance against the confident sentence. A report that sends a family’s savings into the wrong upgrade first is a liability with your name on it. Errors-and-omissions cover prices that exposure, and it rides on every audit, including the hundreds nobody questions.
- Houses that never get audited. Quotes are written for sellers who withdraw, landlords who go quiet and homeowners who choose the new kitchen instead. The travelling and measuring behind appointments that evaporate is carried by the appointments that happen.
- The re-test nobody budgets for. Good audits end with a return: the upgrades done, the blower door back on, the improvement proven rather than assumed. That visit is part of the product’s honesty, and the per-audit price has to hold its hours.
How this calculator works
Start with the hours you can genuinely sell. Take 52 weeks, subtract your vacation weeks, multiply by your hours per week, then multiply by your billable percentage. With the home energy auditor presets — four weeks off, 40 hours a week, 50% billable — that is 960 billable hours a year: the testing, inspecting and report writing clients can pay for, once travel, quoting and follow-up have taken theirs.
Next, work out what those hours must bring in. Add your desired income and your annual business expenses together — $64,000 on the presets — gross the total up for tax by dividing by one minus your tax rate — at a 25% estimate, divide by 0.75 to get $85,333 — then add your profit margin to reach $93,867 and divide by your billable hours. That final number, $98, is the rate below which the year stops adding up.
Now translate the hour into the price clients actually buy: the audit, whole. A standard house — blower door test, thermal walk-through, loft and heating assessed, and the prioritised report written from it — at about four and a half hours, $440 all in, the analysis inside the price rather than trailing after it; a larger or older house, with more wall, more history and more modelling owed, at about six hours, $587; the re-test visit once the upgrades are in, the same house read a second time, at about an hour and a half, $147; a full day of audits and their reports at $782. Quoted that way, the client can see what they are buying: not a gadget show, but a sequence — the order in which their house should be fixed, and what each step is worth.
