Flooring Installer Hourly Rate Calculator

This free calculator works out the hourly rate a self-employed flooring installer should charge for their time, starting from the income you need, then builds the room and per-square-metre prices clients actually pay out of the hours the work really holds. Clients rarely buy “an hour of fitting”; they buy a floor that does not bounce, gap or squeak — tight joints, clean cuts and a finish that survives the furniture going back. The boards, underlay and trims are materials, billed as their own line, and preparing the subfloor is a stage of its own; the rate prices your fitting hours. With the honest presets below the rate lands near $84 an hour, $674 for a full day — and the jobs built from it: a 20-square-metre living room in click laminate at about eight hours, $674 of labour — the same room in herringbone at about twelve hours, $1,011 — and a hallway at about three hours, $253.

The pricing reality for flooring installers

A floor is bought by the square metre and earned by the hour, and the two only agree on plain rooms. Inside the price sit the uplift of the old floor, the levelling, the acclimatisation shuffle, the fitting, the cuts, the trims and the easing of doors. A rate copied from the fitter across town carries all of that whether it covers it or not. Price the hour first, and the metre becomes a translation of an honest number instead of a guess.

Materials and prep are separate honesties. Boards, underlay, trims and adhesives are bought for the job and billed as their own line. Preparation — lifting and disposing of the old floor, levelling a subfloor that is out, waiting on a moisture reading — is labour, but it is a stage of its own, named on the quote, never folded silently into the fitting metre where the first bad subfloor makes it free. Your rate prices the fitting; the floor itself is the client’s, on the client’s line.

The numbers below are starting presets, not a survey: a $54,000 target income, $12,200 a year of expenses — vehicle and fuel leads, with saws, nailers and sanding kit, liability insurance, blades, abrasives and consumables, waste disposal, phone, quoting and admin, and training — a 25% tax estimate, four weeks of vacation, a 40-hour week and 60% billable time. With those starting numbers the calculator lands near $84 an hour.

Easy to miss

Costs flooring installers forget to put in the rate

  • The uplift nobody budgets. The old floor comes up and goes somewhere before the new one is even opened — carrying, loading and disposal runs are hours and fees. Quoted as its own stage, it is unremarkable; folded into the metre, it is a donation.
  • The subfloor’s surprises. A floor that is out of level or damp costs a levelling pour and a drying wait before fitting can start. Finding it at survey is the job; finding it on fitting morning is the argument. Survey time belongs in the rate.
  • The cuts and the waste. Angles, alcoves and herringbone eat boards and hours together. The materials line carries a waste allowance; your hours carry the cutting — pattern work on these presets runs at about two-thirds of straight-lay pace, and the quote should say so.
  • The finishing hour. Trims, thresholds, scotia and doors eased and rehung are the hour clients remember the floor by, and the hour most per-metre quotes forget. It is inside the job’s hours or it is rushed for free.
  • The acclimatisation shuffle. Flooring arrives early, stacks in the client’s hallway and gets moved twice before it is laid. Handling time is fitting time; on a big job it is most of an hour nobody wrote down.
The maths

How this calculator works

Start with the hours you can genuinely sell. Take 52 weeks, subtract your vacation weeks, multiply by your hours per week, then multiply by your billable percentage. With the flooring installer presets — four weeks off, 40 hours a week, 60% billable — that is 1,152 billable hours a year: the surveying, prepping, fitting and finishing clients can pay for, once quoting, travel, deliveries and call-backs have taken theirs.

Next, work out what those hours must bring in. Add your desired income and your annual business expenses together — $66,200 on the presets — gross the total up for tax by dividing by one minus your tax rate — at a 25% estimate, divide by 0.75 to get $88,267 — then add your profit margin to reach $97,093 and divide by your billable hours. That final number, $84, is the rate below which the year stops adding up.

Now translate the hour into the prices clients actually buy. A full day is the day rate, $674. A 20-square-metre living room in click laminate is about eight hours of fitting — $674 of labour, about $34 a square metre — with the boards and underlay billed separately and the prep quoted as its own stage. The same room in herringbone is about twelve hours, $1,011: the pattern cuts your laying speed by about a third and the price has to admit it. A hallway is about three hours, $253. What never works is copying the per-metre price from the fitter across town: their subfloors, their patterns and their travel are not yours.

Questions

Flooring Installer rate questions

No — separate all three. Materials are their own line at cost or with a stated mark-up. Prep — uplift, levelling, moisture waits — is its own stage with its own price, because no two subfloors are alike. The per-metre figure then prices one thing only: your fitting labour. Fold any of them together and the first bad subfloor or patterned room makes the job loss-making in silence.
Build the metre from your hours on a room you know: on these presets, 20 square metres of straight laminate is about eight hours, $674, so the labour inside the metre is about $34. Then name the exclusions on the quote — stairs, herringbone and other patterns, and subfloor prep are priced as themselves. A metre with its edges stated is a professional price; a metre without them is a hope.
Yes — the layout, the border and the sheer count of cuts slow the work by about a third, and the waste allowance rises with it. On these presets, 20 square metres of herringbone is about twelve hours against the eight the same room takes in straight laminate. Charge it from your own last patterned job’s hours rather than a rule of thumb — and if you have never timed one, time the first and price the second honestly.
