Radon Mitigation Specialist Hourly Rate Calculator

This free calculator works out the hourly rate a self-employed radon mitigation specialist should charge for their time, starting from the income you need, then builds the test-visit and per-system prices clients actually pay out of the hours each house honestly holds. Clients buy a number brought down — a test result that came back higher than anyone wanted, and a house that tests low afterwards — and they picture the fan and its pipe when they picture the cost. Inside that price hides the discipline that makes the number true: a test placed where the house actually breathes and left undisturbed for its days, the suction point chosen under the floor, every crack and joint in the slab sealed so the fan draws from the soil and not from the room, and the retest that proves the system works. With the honest presets below the rate lands near $94 an hour, $755 for a full day — and the work built from it: a test visit, placing the device and returning to read it, at about an hour of your time, $94, with the test itself as its own line; a standard mitigation system — suction point, pipe run and fan — fitted and sealed at about seven hours, $661; a service and system-check visit at about an hour and a half, $142.

The pricing reality for radon mitigation specialists

Radon work is bought per test and per system, and earned in air paths nobody can see. Radon is a naturally occurring radioactive gas that seeps from the ground and can build up indoors; the mitigation is mechanical — a fan drawing air from beneath the floor and venting it above the roof — and its quality lives in the sealing. A beautifully piped system over an unsealed slab pulls conditioned air out of the house and leaves the soil gas its other doors. Two houses on the same street work hours apart: one takes a single suction point through a clean slab, the other hides a gravel-less footing, a crawl space and a sump that all have to be answered for.

It is a test-and-mitigate specialism, and the two halves belong to the same hands. There is no separate inspector in this chain: the specialist places and reads the test, designs the system the reading demands, fits it, and retests to prove it. That sets the trade apart from the plumber, whose pipes carry water by design rather than soil gas under suction, and from the HVAC technician, who moves air through a house’s ducts while the mitigation fan moves it through one dedicated pipe that must never leak into the rooms it passes. Certification and the test protocol are the trade’s licence to be believed.

The numbers below are starting presets, not a survey: a $52,000 target income, $9,800 a year of expenses — vehicle and fuel leads, with fan, pipe and fittings stock, test devices and lab kits, certification and licensing, liability insurance, drilling and sealing tools, phone and booking, quoting and admin, and marketing — a 25% tax estimate, four weeks of vacation, a 40-hour week and 50% billable time. With those starting numbers the calculator lands near $94 an hour. The billable share is the shape of test-driven work: tests sit in houses for days earning nothing, results arrive on their own schedule, and the fitting days between them carry the quoting, travel and waiting with them.

Costs radon mitigation specialists forget to put in the rate

  • The test that must not be rushed. A valid test sits undisturbed for its full protocol — days in which the device is out of your hands earning nothing. Monitors, kits and lab fees cycle through houses on the calendar’s terms, not yours, and the stock of them is a carrying cost.
  • Certification is the product’s spine. Clients, agents and solicitors trust the reading because the reader is certified and the protocol followed. Training, licensing and the audit trail behind every result are lines in these expenses, bought every year.
  • Sealing, the invisible half. Sealants, membranes, sump covers and the hours spent closing every path that is not the suction point decide whether the fan works. It is unglamorous, unphotographable and roughly half the craft.
  • The house that fights the design. Finished floors over the suction point, a second slab level, a crawl space that needs its own membrane: houses renegotiate systems the way walls renegotiate fittings, and the contingency lives in the rate.
  • Retests that prove it. The post-mitigation test is the trade’s signature — somebody checks. Devices go back out, readings come back in, and the occasional system that needs a second suction point is finished properly before it is called done.
The maths

How this calculator works

Start with the hours you can genuinely sell. Take 52 weeks, subtract your vacation weeks, multiply by your hours per week, then multiply by your billable percentage. With the radon mitigation specialist presets — four weeks off, 40 hours a week, 50% billable — that is 960 billable hours a year: the testing visits, fitting and sealing clients can pay for, once the waiting on results, quoting and travel have taken theirs.

Next, work out what those hours must bring in. Add your desired income and your annual business expenses together — $61,800 on the presets — gross the total up for tax by dividing by one minus your tax rate — at a 25% estimate, divide by 0.75 to get $82,400 — then add your profit margin to reach $90,640 and divide by your billable hours. That final number, $94, is the rate below which the year stops adding up.

Now translate the hour into the prices clients actually buy. Testing stands as its own line, always: the visit that places the device and the return that reads it together run about an hour of your time, $94 of labour, with the test device or lab fee beside it as itself — a client is buying a certified reading, and it should never be blurred into a fitting price. The system is the second unit: a standard install — suction point cored, slab sealed, pipe run and fan fitted — at about seven hours, $661 of labour; a full day at $755. The service visit that checks a fan and re-reads a system at about an hour and a half, $142. Fans, pipe and devices arrive on the invoice as themselves. Quoted that way, the client can see what they are buying: a number measured honestly, a system built to move it, and a retest that proves both.

Questions

Radon Mitigation Specialist rate questions

In this chain, no — testing and mitigating are one specialism. The same certified hands place the test, read it, design the system the reading demands and retest afterwards. That continuity is the point: the person who signs for the low result is the person who measured the high one.
Yes, always. A test is a certified reading with its own protocol, devices and lab costs, and plenty of tests end the story — the house reads low, or the sale moves on. Folding the test free into the install pays for the readings that lead nowhere out of the systems that do, and blurs what the client actually bought.
No. Fans, pipe, fittings and test devices are the system’s hardware, billed as their own lines at cost or with a stated mark-up; the rate prices testing visits, sealing, fitting and verification. One large house’s two-fan system buried in the hour would bend the price of every straightforward retest around it.
