Mold Remediation Specialist Hourly Rate Calculator
This free calculator works out the hourly rate a self-employed mold remediation specialist should charge for their time, starting from the income you need, then builds the test-visit and per-room prices clients actually pay out of the hours each job honestly holds. Clients buy a room back — the bathroom ceiling clean, the bedroom corner dry, the house smelling like a house again — and they picture the visible growth when they picture the cost. Inside that price hides the discipline that makes the clean-up real instead of cosmetic: the room sealed and put under negative air before a single patch is touched, so the work does not seed the rest of the house; the moisture source found, because growth cleaned off a wet wall is growth postponed; and the verification at the end that says the job is finished rather than merely hidden. Kill it without containing it and you have spread it; clean it without drying it and you have scheduled its return. With the honest presets below the rate lands near $93 an hour, $746 for a full day — and the work built from it: an inspection-and-testing visit at about two hours, $186, with lab fees as their own line; a bathroom remediation — contained, treated and dried — at about four hours, $373; a full room across a day, $746.
The pricing reality for mold remediation specialists
Remediation is bought per room and per outbreak, and earned in containment before it is earned in cleaning. The unglamorous hour of sealing vents, sheeting doorways and setting the air scrubber is what separates remediation from a man with a spray bottle: disturbed growth travels, and the professional product is as much what does not spread as what comes off the wall. Two outbreaks of the same size work hours apart — surface growth on a bathroom ceiling after a steamy winter, and a slow leak behind a kitchen that has colonised plaster, insulation and the floor beneath it.
It answers for the growth, which is where it parts from the trades around the same damp wall. The plumber stops the leak — the cause is theirs. The radon mitigation specialist answers for an invisible gas with a fan and a pipe. The remediation specialist answers for a living growth on the building’s surfaces: test it, contain it, remove it, dry what fed it, and verify. Where the moisture is a building defect rather than a burst pipe — condensation, a failed damp course — the finding is named plainly and the rebuilding belongs to others.
The numbers below are starting presets, not a survey: a $50,000 target income, $11,000 a year of expenses — vehicle and fuel leads, with containment, HEPA filtration and negative-air equipment, the respirator and protective kit, antimicrobial treatments and consumables, testing devices and lab fees, liability insurance, certification and training, waste handling and disposal, phone and booking, and marketing — a 25% tax estimate, four weeks of vacation, a 40-hour week and 50% billable time. With those starting numbers the calculator lands near $93 an hour. The billable share is the shape of contained work: drying runs on the wall’s schedule, tests sit with laboratories, and travel between small outbreaks takes hours the per-room price has to carry.

Costs mold remediation specialists forget to put in the rate
- Containment before contact. Sheeting, seals, negative-air machines and HEPA scrubbers are set up before the first patch is disturbed, and their filters and consumables are spent on every job. The kit is the difference between remediation and redistribution, and it is priced here.
- Testing that ends arguments. Swabs, samples and laboratory fees turn “it looks like mold” into a finding a landlord, buyer or insurer can act on. The devices and the lab account are running costs, not job extras invented at the door.
- The moisture source hunt. Growth is a symptom with an address: a cold bridge, a silent leak, a bathroom fan venting into the loft. The inspection time that finds the water’s route is skilled work — cleaning without it is a postponement sold as a cure.
- Drying, the slow half. Dehumidifiers and air movers sit in the room for days after the visible work ends, hired or owned and revisited. The wall’s moisture reading, not the calendar, decides when the room is finished — and those days carry machine costs.
- Waste that leaves sealed. Removed plaster, insulation and growth come out bagged and sealed and are disposed of properly, not into the household bin. Handling and disposal fees ride on every substantial job, and the respirator kit that makes the work safe is replaced on schedule.
How this calculator works
Start with the hours you can genuinely sell. Take 52 weeks, subtract your vacation weeks, multiply by your hours per week, then multiply by your billable percentage. With the mold remediation specialist presets — four weeks off, 40 hours a week, 50% billable — that is 960 billable hours a year: the testing, containing and remediating clients can pay for, once travel, quoting and drying waits have taken theirs.
Next, work out what those hours must bring in. Add your desired income and your annual business expenses together — $61,000 on the presets — gross the total up for tax by dividing by one minus your tax rate — at a 25% estimate, divide by 0.75 to get $81,333 — then add your profit margin to reach $89,467 and divide by your billable hours. That final number, $93, is the rate below which the year stops adding up.
Now translate the hour into the prices clients actually buy. The visit that prices everything else comes first: an inspection-and-testing visit — the growth mapped, the moisture read, samples taken — at about two hours, $186 of labour, with laboratory fees beside it as their own line. The remediation is built per room: a bathroom — contained, growth removed, surfaces treated and drying set running — at about four hours, $373; a full room across a day at $746; and the short verification visit that closes the job, readings retaken and the room released, at about an hour, $93. Materials, treatments and disposal arrive on the invoice as themselves. Quoted that way, the client can see what they are buying: not a wipe-down, but a contained removal with the cause named and the finish verified.
