House Painter hourly rate calculator

This free calculator works out the hourly rate a freelance house painter should charge, starting from the income you need — then converts it into the per-room and per-job prices clients actually agree to. Painting is sold by the room or the job, never by the hour, but every job quote is secretly an hours estimate: the rate is how you check it before you commit to it. With the honest presets below it lands near $85 an hour, $677 for a full day: a standard room at about six hours of labour prices near $510, and a three-room repaint at about eighteen hours near $1,530.

The pricing reality for freelance house painters

A room price hides its hours. The client sees two coats of colour; the job is really masking, filling, sanding and priming first — prep can take as long as the painting — then coats that need drying time between them, which turns many one-day rooms into two visits. A quote built on the painting alone underpays the room before a brush is lifted.

Paint and materials usually sit inside the job price, or are passed through to the client at cost — either is fine, as long as the quote says which before work starts. What they should never do is hide inside the hourly rate: the rate exists to carry your labour and your year. The expenses preset below is ladders, sprayers and kit wear, a vehicle, insurance and booking admin — not tins of paint.

The preset below starts billable time at 50%: painting bills, but quotes, colour consultations, travel between jobs, second visits for second coats, weather days on exterior work and the admin of many small clients do not. The numbers are starting presets, not a survey: a $52,000 target income, $3,400 a year of expenses and 50% billable time. With those starting numbers the calculator lands near $85 an hour.

Easy to miss

Costs house painters forget to put in the rate

  • Prep time. Masking, filling, sanding and priming can take as long as the coats themselves. A quote that only counts painting underpays every room before it starts.
  • Return visits. Two coats and drying time mean many rooms are two trips, not one. Travel, set-up and clean-down happen twice; the job price has to carry both.
  • Colour changes. A client who changes colour after the first coat has bought more paint and more hours. Say on the quote who pays for changes — before one happens.
  • Exterior weather days. Rain moves an exterior job and scrambles the week around it. A billable share of 50% leaves room for the days the sky cancels.
  • Ladders, sprayers and kit. Sprayers, poles, dust extraction and protective kit wear out on a steady cycle. They belong in the expenses line, renewed steadily, not in a panic.
The maths

How this calculator works

Start with the hours you can genuinely sell. Take 52 weeks, subtract your vacation weeks, multiply by your hours per week, then multiply by your billable percentage. With the house painter presets — four weeks off, 40 hours a week, 50% billable — that is 960 billable hours a year: the on-the-job hours left once quoting, colour consultations, travel between jobs and weather days have taken theirs.

Next, work out what those hours must bring in. Add your desired income and your annual business expenses together — $55,400 on the presets — gross the total up for tax by dividing by one minus your tax rate — at a 25% estimate, divide by 0.75 to get $73,867 — then add your profit margin to reach $81,253 and divide by your billable hours. That final number, $85, is the rate below which the year stops adding up.

Now convert it into the units clients buy. A half-day minimum at four hours is $340. A standard room — prepped, filled and given two coats — at about six hours of labour is $510. A three-room repaint at about eighteen hours is $1,530. Quote the room price as the room price, with the paint shown on the quote — but build both from these hours, so a week of big rooms pays like the work it is.

Disclaimer: This is a planning estimate, not tax advice. Tax rates, deductions and allowances vary by country, state and business structure. Enter the rate you expect to pay, and check significant decisions with a qualified accountant.
Questions

House Painter rate questions

Per room or per job — that is what clients compare and agree to. But build the price from hours: on these presets an hour is $85, so a standard room at about six hours of labour is $510 before paint, and a three-room repaint at about eighteen hours is $1,530. A job price that cannot be traced back to hours is a guess.
Because painting is only part of the week. Quotes, colour consultations, travel between jobs, return visits for second coats, weather days and the admin of many small clients all take hours nobody is billed for. Half the week billing is a realistic start for a solo painter.
Usually the client — either inside the job price or passed through at cost — and the quote should say which before work starts. What the rate itself must cover is your labour and your year: kit, vehicle, insurance, tax and holidays. Keep paint out of the rate and on the quote, where the client can see it.
